This is a FREE service, which unlike web sites such
as Zillow, RealEstate ABC, and Eppraisal who are paid
by Real Estate agents to generate leads that go to your
competition. AppraisiX will provide you with REAL comps
from REAL Appraisers while keeping your's and your client's
information private, secure and email accounts free
of those pesky offers for services such as home loans!
Your FREE comp search can depending upon the workload
of the participating Appraiser(s) take up to 24-hours
to process. Normal turn times for Comp Checks range
from 2 to 8-hours from request.
Our appraisal request conforms to USPAP ruling #19.
Which means in shorthand, that you must provide to us
the parameters of the comparable sales search. We will
not provide you with a single dollar estimation, as
that would in effect be an appraisal and non compliant
with USPAP guidelines/rules. We will provide you with
a range of historical sale values from sales data only,
based solely upon the search criteria you provide to
us and in no way does this comprise any promise of value
or is any way an opinion of value or an appraisal.
Other valuation companies may give you comps without
this data. They may even promise a single $ value, or
"hit the number," We do not and will not.
Some important search notes:
- Many MLS Databases do not provide basic info about
subject properties.
- So, if you do provide us with the requested info,
then we may be hampered by the lack of data and not
able to return the comp or value range per your request.
- If you do not know the info, then ask the loan applicant
to fill-in as best they can and/or contact your title
company and see if they can provide you the information.
